What is a concrete overlay?
A concrete overlay is a process used to resurface an existing slab of concrete with a decorative element or is used as part of a restoration project. Our overlays are a polymer modified cement product. Features of our concrete overlays include:

  • Freeze/thaw resistance
  • Alkali resistance
  • Stain resistance
  • Outstanding flexural properties (allows for thermal concrete expansion)
  • Cured product is nonflammable
  • Can be applied in thicknesses from feather edge to 2 inches or more

  • Provides excellent weathering capabilities for application to exteriors and garages
  • Provides a permanent seal against water and moisture contamination and erosion
How does this product bond to concrete?
First, the surface is ground and pressure-washed to remove dirt, loose aggregate and paint, and open the concrete’s pores. A bonding agent is applied to provide adhesion, then a coat of modified cement mix is applied by trowel to provide maximum absorption into the pores of the concrete. Patterns are laid out using reinforced tape. When this coat is dry, the tape is pulled, revealing the patterns, and two or three coats of solvent-based cure and seal are applied using a roller. These coats penetrate and bond all layers to the concrete. When dry, these layers become a permanent part of the existing concrete, providing outstanding resistance to weather and stains.
How does an overlay stand up against oils, stains, and discoloration?
The protective properties of the cure and seal coat leave a non-porous finish. Most stains due to oil and grease wash off with mild detergent. In addition, because of its unique ultraviolet (UV) additive, an overlay will not discolor due to exposure to sunlight, even in the harshest of conditions. It should be noted, however, that periodic cleaning will help to maintain its beauty for many years to come.
Will a concrete overlay wear away or chip?
The systems should not show any abnormal wear provided the seal is replenished as wear occurs. We estimate this to occur no more frequently than every 3-4 years under normal conditions. If the cure and seal are in place, this protective coating should absorb any wear. Any scuffs or other marks generally disappear with a fresh application of cure and seal.
What color choices are available for concrete overlays?
There are many standard colors to choose from, and custom colors are available. Our unique highlighting system provides unlimited color combinations.
Do you offer a warranty?
All products carry a 5-year manufacturer’s limited warranty against excessive fading, delamination and product failure. In addition, we provide a 1-year workmanship warranty on all our work. It is strongly recommended that a seal coat is reapplied at least every 3-4 years to provide a long product life and protect the various stains.
How is a concrete overlay maintained?
Although the systems are extremely durable, they are not indestructible. The rule of thumb: What can scratch, chip or damage concrete will likely also damage its decorated surface. Exercise caution when setting heavy things on it. Take care not to drag heavy items that could scratch it. Periodic washing is all you should have to do to maintain the surface. Clean oil spills and the like as quickly as possible to keep it looking new.
What about expansion joints — are they covered up?
Expansion joints or control joints are necessary to prevent cracking of the concrete. Concrete must be allowed to expand and contract with temperature changes. These joints provide a “controlled crack” for this movement. All expansion joints are left in place, we cannot cover them up. We also recut existing joints a little deeper to ensure that when it does move, it moves where we want it to and not at some unforseen weak spot.
Can cracks in my existing concrete be covered by a concrete overlay?
All cracks are repaired using high strength epoxies prior to applying the skim coat. New tension control joints are then placed, or existing ones cut deeper to alleviate the tension and allow for the movement that created the crack. Note: Due to the multitude of parameters that can cause cracks, cracks cannot be guaranteed against re-cracking; however, cracks that return are often barely noticeable, and if necessary, repairs are virtually undetectable.
Can overlays be applied around swimming pools?
Most definitely. Modified cement products are the ideal solution for pool and spa areas. They are nonskid, cooler than concrete, and will not stain or be adversely affected by pool chemicals. They also provide a perfect transition from pool to yard and add that finishing touch like no other product.
